Trying to rent a residential property

Lack of supply and ever increasing rents, not to mention huge competition for every rental property that comes available. If you are experiencing these difficulties in trying to rent a home in Ireland, we at Bradley Homes can advise you on some steps that will make you stand out from the crowd when trying to find a home to rent.

When a property becomes available for rent, the landlord or agent is inundated with enquiries. Being prepared with all your “ducks lined up in a row” is the best way for you to proceed and stand out from the crowd.

  • Complete tenant application form which asks personal questions such as, how long you have lived at your previous address, reason for moving, if you are in receipt of a HAP or RAS scheme.
  • Provide your PPS number and picture ID (drivers licence or passport)
  • Contact details of your previous landlord
  • Have two written references usually landlord and employer
  • Security deposit and first month’s rent prior to move in
  • Set up of monthly standing order for payment of rent

The quicker you move with your paperwork for your application, the landlord or agent will then arrange a viewing for you to then decide if the property suits your needs.

Signing a Lease Agreement

Before signing a lease agreement you should read it thoroughly. A tenant has obligations when renting which must be observed under The Residential Tenancies Act 2004 as does a landlord. Any questions should be address before signing.

The lease agreement is registered with The RTB (residential tenancies board).

When processing your application when successful we will require the following information for each tenant: 1 – PPS number 2 – Picture ID 3 – Contact details for each person (children exempt) Prior to move in one month rent in advance is required along with deposit (usually one month’s rent). All utilities are the responsibility of the tenant. All references must be in writing.
